Brightray Science Inc., through its subsidiary Brightray Veridian Pte. Ltd., has entered into a Prefabricated Module Sales Framework Agreement with a Macao-based customer for a planned artificial intelligence data center in Coloane, Macao, the company announced. The agreement, signed September 25, covers the project site at Rua das Albizias Nos 71-93, Rua Marginal da Concordia, Coloane.
The project is designed for approximately 40MW of IT capacity, using Brightray's FPD fully prefabricated data center solution across a five-storey building on a roughly 9,000-square-meter site. Delivery is expected in the third quarter of 2027. The design targets Tier III standards and an average PUE below 1.35 at full IT load, with support for air-cooled, liquid-cooled and hybrid deployments.
The Framework Agreement does not obligate either party to purchase or supply modules. A definitive sales contract must be negotiated only after Brightray Veridian secures a tenant for the project and the customer signs a binding lease with that tenant; if that condition isn't met by September 30, 2027, the agreement terminates automatically. Pricing remains provisional pending a final contract.
Brightray describes the project as Macao's first modular AI data center, aimed at supporting AI research and development and the diversification of the territory's digital economy. "Macao's limited space places higher demands on land-use efficiency and on the organization of on-site construction," said Bin Wang, Founder of Brightray, adding that the company's Johor, Malaysia project already has 70MW in operation with a further 50MW planned.
